Minutes of Meeting

November 20, 2008 - 7:00 pm

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order on Thursday November 20th at 7:00 pm.  Trustees in attendance were Cecile Blumenzweig, Pat Wyre, David Mahowald, Lou Carlascio, Adrian Ryneveld and Amrik Pandher.  Also in attendance was Barb Simeona, Association Bookkeeper.

~ MONTHLY REMINDERS ~

A very special welcome to our new board members Adrian Ryneveld and Amrik Pandher.  We appreciate your time and commitment to our neighborhood.

Please remember to put up your holiday decorations by the weekend before Christmas for our home holiday decoration contest.

Minutes of Previous Meeting – The minutes from the October 2008 meeting were accepted as presented. 

Fire District 40 – There was no representative present to report.
Please be careful with candles and fires this time of year.

King County Sheriff’s Report – There was no representative present to report.

Homeowner Comments – Nothing to report.

Homeowner Covenant Enforcement Appeals – No homeowner’s present to appeal.

Election & Appointment of Board of Director Officers and Committee Chairpersons -

A resolution was made, 2nd and approved that the Security Chairperson position be made an officer position.

Treasurer – David Mahowald

Covenant Enforcement – Lou Carlascio

Security – Pat Wyre reported thru Cecile Blumenzweig that there is nothing new to report for security.  Lou Carlascio reported that there is a lot of vandalism around his area and that he called the Sheriff about the issue.

Financial Report – The financial report was accepted as presented.

The board has hired a collection agency to pursue collections on home’s that have liens that have not setup a payment plan and consistently stuck to their agreed upon payments.  There were letters sent out with statements to homeowner’s that have liens on their properties and have not made any payments.  Those that did not respond within the 30 day deadline will now be sent to collections.  The board reviewed each home.

Treasurers Report – David Mahowald noted he is moving money from the CD at Bank of America into the checking account to cover expenses paid to rebuild the entryway and the work done in the park.

Architectural Control Report – David Mahowald noted that he had a call about approval for a shed.  He called back and left a message but has not heard back from the homeowner.

Common Properties Report – Cecile Blumenzweig reported that the electrical issue in the front island has been fixed however the lights have not been on the last two nights – probably a timer issue.  Pat will check on the timer.  If needed the electrician that did the work will be asked to come back out.

Denise Carlascio, Lou’s wife will be decorating the front entryway with holiday lights – Thanks Denise!

Adrian Ryneveld moved that the board allocate not to exceed $100 for additional holiday decorations if needed.  The motion was 2nd and approved.

Community Events – Home Holiday Decoration Contest – please have your homes decorated by the weekend before Christmas for judging !

Pride In Ownership – Nothing new until Spring.

Covenant Enforcement – The board reviewed all the homes that were previously in process. 

The CC&R’s have been handed out to all homes in Fairwood West.  Landlords that rent out their homes will receive a copy in the mail to their address of record. 

Unfinished Business Report – Nothing new to report.

New Business Report – Nothing to report.

The meeting adjourned at 8:51 p.m.

The next monthly meeting of the Fairwood West Homeowners Association will be held on Thursday December 18th, 2008 at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE.
